Where this comes from

LuxVacation was built in the places it writes about. Saint-Tropez and the Riviera. Saint Barthélemy and the Caribbean. Miami. Dubai. And for years now Phuket, where we still operate a villa ourselves, which is the reason the Thai numbers on this site are the ones we are most confident about.

That is not a credential we mention for effect. It is the reason the model works the way it does. Nobody who has actually run a villa in a seasonal market believes in occupancy percentages, because they have lived through the empty Novembers.

What thirty years actually teaches you.
That the villa which earns the most is rarely the most beautiful one. It is the one that answers an enquiry within the hour, prices February differently from August, and has a housekeeper who is genuinely good. That is unglamorous, and it is worth more than a new kitchen.

Why an owner should believe our numbers

Because they are deliberately conservative, and because we show you where they come from. Every benchmark on this site describes a well-maintained, premium four-bedroom villa. Not the ultra-prime staffed estates that inflate every published average and leave owners believing things that are simply not true.

And because we have nothing to gain from flattering you. An agency that overestimates wins your mandate. We do not want your mandate. If our number is wrong, the only thing that happens is that you stop trusting us, and then we have no business at all. Our incentive and yours point the same way, which is rarer in this industry than it should be.

What we are building next

The estimator is the ground floor. What sits on top of it is the thing nobody has: a record of what luxury villas actually earned, contributed by the owners themselves, market by market, tier by tier.

No such record exists today. The public data platforms read Airbnb, and the villas that matter at the top of this market are not on Airbnb. They are sold privately, agency to client, and their revenues vanish into a filing cabinet. So every owner in the segment is flying blind, comparing themselves to nothing.

We are asking them to tell us, in exchange for showing them where they truly stand. It costs the owner nothing and it is the only honest answer to the only question they care about. Everything we publish from it will be aggregated. No single villa, ever.

The rules we work by

The estimator stays free for owners, permanently. We are paid by the partners we introduce you to, never by you. We never publish or sell an individual owner's figures. And when we do not know something, we write that we do not know it, which is the whole reason any of this is worth reading.
